10 Tips for Electric Vehicle Charging Systems

  1. Understand the capacity of your own condominium’s electrical distribution system to accommodate the creation of Electric Vehicle (“EV”) charging spaces with the condominium corporation’s engineer.
  2. Identify locations for EV chargers with the condominium corporation’s engineer.
  3. Determine whether the locations for EVs would be common element or unitized spaces.
  4. Conduct due diligence on the various types of EV chargers, EV charging systems and “EV Charging” billing services.
  5. Get unit owner opinions via unit owner surveys to understand the needs and goals of the community.
  6. Determine who pays for the upgrades on the electrical distribution system: the municipality or the condominium corporation.
  7. Get creative on managing the capital costs to make it affordable.
  8. Develop policies around how EV charging will work with unit owners.
  9. Develop a standardized template for a “bulk” EV charging agreement.
  10. Do not sign a long-term commitment with a service provider until legal counsel reviews.
